Understanding the "Reinspection Results" Page
The "Reinspection Results" page is a powerful, dynamic dashboard that closes the loop on your inspection. Its purpose is to provide a single, clear, and automatically-updated location for clients and agents to see the status of repairs after the initial inspection.
This feature is designed to be seamless. It eliminates the need for you to create an entirely new, separate "reinspection report" or re-publish the client portal. It's a living document that updates as you complete your follow-up work.
The Reinspection Workflow
This page is the final step in an easy, integrated process. The journey to this page begins with your initial Full Report.
Communicating the Need (On the Full Report):
While this "Reinspection Results" page remains blank at first, you can use the customizable Full Report page to make an overall recommendation for a reinspection. By using our “Reinspection Recommendation” field, you can advise your clients and agents on whether a follow-up visit is a good idea.
This professional recommendation then leads to the next step:
Step 1: Client Requests a Reinspection
After seeing your recommendation and negotiating repairs, the client will contact you to schedule the paid "Reinspection" service.
Step 2: Creating the Reinspection "To-Do" List
Once the reinspection is scheduled, you (or your admin) will go into the original inspection and flag the specific items the client has asked you to reinspect. This action creates the "to-do" list for your follow-up visit and populates the dashboard (e.g., "Total # of Findings/Repairs to Reinspect: 8").
Step 3: Conducting the Reinspection & Updating Findings
You visit the property and perform the reinspection.
Afterwards, you open the original inspection on your device and find the items you just checked.
For each item, you fill out a simple "reinspection profile." This is where you add:
The Repair Status (e.g., "Completed," "Inadequate," "Unable to Inspect").
Your new Reinspection Notes (e.g., "The stairs have not been adequately repaired..." or "The ducts have been cleaned...").
The Reinspection Date & Time.
Any new Reinspection Media (like photos of the completed repair).
Step 4: Automatic Client Portal Update
As soon as you save this new information, the "Reinspection Results" page in the client portal updates automatically. Your client and agent can see the results in real-time without you having to re-publish or send any new links.
Key Features of the Page
When your client or agent views this page, they get a complete overview of the repair status:
1. Reinspection Dashboard:
The colored boxes at the top provide a high-level summary. They can instantly see the "Total #" of items you were asked to check and the current status of each (e.g., "2 Completed," "1 In Progress," "1 Unable to Inspect").
2. Reinspecting Findings List:
This detailed list shows each individual item that was reinspected. For each finding, the client can see:
The original issue (e.g., "Cracked Stairs").
The inspector who performed the follow-up.
The date and time of the reinspection.
The new Repair Status tag.
Your crucial Reinspection Notes, which confirm if the repair was successful or if issues remain.
